Moving

There are a some rules regarding moving in or out of BYFAS. They are in place to make your move easier, minimise inconvenience to other residents and prevent damage to our building.

  • Contact must be made with the Owners Corporation Strata Manager, Whittles, Monday to Friday, 8.30 am – 5.00 pm.
  • Advise the time and date of your move with Whittles so they can organise lift protection and exclusive use of a lift. This must be done with no less than seven days notice.

Your co-operation and assistance in taking care to look after BYFAS is appreciated.

Permitted moving times:
  • Moving is only allowed between the following hours:
    • Weekdays   9am   - 5pm
    • Saturday      9am   - 5pm.
    • Sunday       10am - 5pm.
Removalist Parking
  • There is no designated loading zone in Yarra Falls lane, so vehicles parked there may be fined. A permit can be obtained from Yarra Council which entitles a removal vehicle to occupy two spaces on Trenerry Crescent.  Phone the Council on 9205 5555 for further details about these permits.

Lift key
  • A lift key must be obtained to facilitate the transport of your items. You will be advised of the arrangements for the lift key to be available and for its return. Please also note the 'Warning' paragraph below.
  • Ensure the lift key is returned as advised when the moving is complete. 
Lift protection
  • Furniture or goods must not be stacked or placed against the lift doors to inhibit their closure on any level. This causes malfunction and any repair costs will be charged to you.
  • Furniture should only be moved into apartments via lifts when protective covers are in place.
Other moving responsibilities:
  • Ensure the task of moving goods to and from the lift is done quickly to minimise inconvenience to other residents.
  • Removalist vehicles, or their goods ramps, must not obstruct entry for other residents.
  • Please instruct removalists to not to park so close to the Upper Basement car exit that their vehicle creates a safety hazard for drivers exit the UB by unduly restricting sight-lines.  A 3metre gap should be enough.
  • Removalists should be instructed to take any empty boxes and packing away.
  • All common property areas including lifts, are to be left in a clean and tidy state – free of packing materials and rubbish
  • Repair of damage caused to common property such as the lifts, doors, foyers and corridors will be charged to the resident responsible.

Lift dimensions 2100mm deep x 1150mm wide, door opening is 2100mm x 890mm.
The following warning is issued in conjunction with the operation of the lift:

      “Holding lift doors open for more than 2 minutes will cause the lift to shut down. The call-out fee to re-start it can be up to $600 - payable in advance and not recoverable from the Owners Corporation. Before moving large items contact the Owners Corporation Manager to gain access to a lift-lock key and wall padding. See the building entry doors for Manager contact details.”
