Process for Foxtel IQ connection

Foxtel IQ requires a two cable connection but the building only has one - and the cost to upgrade is considered prohibitive. An alternative is to have a single unit satellite dish installed (line of site, on rooftop, not visible from ground etc). OC approval is required for the dish and any associated external cabling with all costs to be borne by the apartment owner. Further information on costs is available so just use the Contact Us form for information or to seek OC approval for an installation (Foxtel will require this approval with your application). 

​Items on balcony ledges

In light of recent events and for safety reasons, residents are reminded not to put items on balcony ledges. These may become dislodged and cause serious injury to anyone underneath. 

Dogs MUST be on a leash within the building

Residents are reminded that dogs must be kept on a leash at all times within the building - OC bylaw 5(d).
An unfortunate incident occurred recently in the ground floor foyer where a unleashed dog, unsupervised by its owner, attacked another dog, possibly nipping it and causing the owner of the attacked dog to drop the items he was carrying, creating a mess to clean up. This is a serious OH & S issue as dogs, adults or even children could be bitten in cases like this.   
It should be noted the the OC has the authority to instruct residents to remove their animal from the property if it continues to be a nuisance - OC Bylaw 5(a)
Hard Waste Rubbish Collection
How do you get rid of hard rubbish?? We have organised with the Yarra Council for a collection from BYFAS building at certain times during the year (typically May and November). Notices will be placed on notice board prior to the collection day. 
Waste Disposal

Waste disposal via the bins in the Upper Basement car park is not as effective as it should be and our costs are rising as a result. The main causes are heavy materials that should be disposed of in other ways than the waste bins, recyclable waste not being emptied loose into the bins and boxes not being crushed. Refer to the Services web page for more information on how you can help with effective waste management at BYFAS.(Click here). 

​Moving in or out  - using a removalists?
- need a lift key?

Please tell removalists that there is no loading-zone in Yarra Falls lane, and that vehicles parking there may be fined. Permits for moving vans can be obtained from Yarra Council – these allow for 2 spaces to be used in Trenerry Cres.  You’ll have to ask the Council if/how these spaces can be reserved and how much advance notice they need.  The phone number is 9205 5555.

If moving in/out, residents are asked to …
•inform our OC Manager in advance of your moving day so they know who is doing the moving and when. They (Whittles) can then arrange for lift-lock keys and protective matting for the lifts to be available.

•  Please also tell your removalists to:
a.  Ensure their vehicles do not block our car park entrances, and 
b. Heed the warning notices outside the lifts at UB level.  Telling them this in advance will make it clear to them that you won't accept responsibility for the hefty Forte Lifts call-out fee if they shut-down the lift (and the OC certainly won't).

In the interests of building security, agents are asked to note that holding an 'Open For Inspection' does not justify leaving an entry door to the building unattended while propped open. Residents finding such a door are warmly invited to close it. 

Owners Responsibilities

The OC Committee reminds owners of two 'easy to overlook' responsibilities they have:

  • Balcony Rails. Owners are asked to keep their timber rails in good condition. Sanding back & re-staining (at least) every two years is recommended.  The stain to use is Haymes Exterior Dexpress Deck and Timber Stain, Natural.

  • Air-conditioning Condenser units.   Servicing of these units is a owners responsibility so ensure that breakdown &/or replacement of the units is covered by your household insurance policy. The Building Insurance policy taken out by the OC does not cover these.  Two recommended service providers are listed under "Trades-People We Have Used" page on this site.​

Planning to Renovate?

Our building is subject to a Heritage Overlay which imposes strict requirements on any works which may alter the external appearance of the building. This stipulates the need to obtain a Planning Permit from the Council in some instances. The OC rules also support these requirements.

Owners are not permitted to alter or in any way damage the external fabric or appearance of the building. Our external walls are common property, and are therefore an OC responsibility. This applies even when an external wall forms part of the boundary of a balcony.

Owners should note that under the OC Rules, the OC is entitled to charge owners for costs it incurs in rectifying damage and cleaning-up a mess created by contractors in the common area. Contractors should also be told not use our skips to dispose of waste they generate, these are there only for 'normal use' by BYFAS residents.
