Services

Utilities

  • Gas is connected to all apartments. Those with gas heaters are metered and residents will need to arrange supply and pay for gas used. For those with kitchen burners only, usage is paid by the Owners Corporation.  There are no individual gas meters and, therefore, no need to contact a gas company to arrange supply. 
  • Electricity can be arranged through your preferred supplier.
  • Water is delivered by City West Water; contact them for billing.
  • Phone points are in all apartments. Contact your preferred supplier for connection.
  • Foxtel is delivered via satellite to BYFAS and then by cable to apartments. The current service is standard definition. Residents need to arrange service delivery with Foxtel.
  • Waste disposal is arranged through a private contractor. See details below.

Hot water system

Each apartment has a continuous flow HWS. In most apartments it is located in a small cupboard built into the wall cavity. The unit has a dial that allows you to set the required temperature.

Air conditioning

Most apartments have air conditioning units installed. Where possible, condensers are located in reasonable proximity to the apartment they serve; on the roof, the condenser room or the car park at UB level. All equipment, and its regular maintenance and servicing, is the responsibility of individual lot owners. For contact details of two authorised service companies, please see the 'Trades' page.

Electrical Power Failure

In case of a power failure in your apartment, please check your internal circuit breakers and appliances before contacting Whittles or an after hours emergency service.  Pedestrian exit doors have a fail-safe mechanism to enable them to open even during a power outage. 

Common Property Faults or Problems

For problems relating to Common Property such as lifts and garage doors, or anything else external to you apartment please contact Whittles or their after hours emergency service. The 'Contact Us' link on this site is not for emergency situations.  (see contact us)

Waste

A twice weekly (Monday and Thursday) service of rubbish collection is provided through a private contractor. In the Upper Basement  car park, two types of bins are supplied for resident’s use - Recycling (blue skip) and  Rubbish (green skip).
Please leave your waste in the appropriate skip.

Some principles that will assist the environment, the recycling process and reducing costs to owners are …
  • Put waste only in the bins provided, taking care not to over-fill them so as to allow waste to spill onto the common area floors.  
  • Crush or flatten all cartons/boxes to save bin space and collection costs.
  • To assist in the recycling process, recyclables are to be tipped loose into the Commingle bin, NOT left in plastic bags used to carry the items from your apartment.
  • Don’t over-load any bin with large or heavy materials such that it becomes a health and safety risk for anyone moving it  for collection. It may also damage the bin.
  • Bins are provided for domestic waste only. Trade waste from work done in apartments is to be removed by the contractor - NOT placed in bins. Please make this requirement known to your contractors. 
  • Disposing of garden waste, furniture or other non household items is NOT an OC responsibility.  Rule of Thumb - if something is too big to fit into one of the skips it is your responsibility to get it collected. Please contact City of Yarra for this to be collected.
  • If you employ a cleaner, please ensure they also follow these principles.

Gymnasium

Free use of the gym is available to residents. 

Some basic rules have been established by the Owners Corporation applying to its use to ensure the safety and well being of all BYFAS residents

  • All users of the gym do so at their own risk.
  • The gym is for use by residents only.
  • The hours of use are between 6:00 am and 11:00 pm.
  • Children under 14 years are not permitted to use the gym at any time.
  • Glass objects, drinking glasses and sharp objects are not permitted in the gym.
  • Alcohol and food are not allowed in the gym.
  • No animals are permitted in the gym.
  • Smoking is not permitted in the gym (or any other common areas).
  • All users of the gym must carry a towel and wipe down the equipment after use.
  • Suitable footwear must be worn in the gym at all times.
  • Gym users must turn off lights and air conditioning when leaving it unattended.
  • No music is allowed in the gym, except for personal headsets. [There are apartments directly overhead.]

The OC accepts no responsibility for privately owned items, including exercise equipment, left in the gym.

Privately owned equipment left in the gym should be stored after use in a way and a place within the gym where it will not pose a risk of injury to other gym users. Equipment, such as weights or bars, left in places where it could cause injury to others may be removed by the C'tee.

Newspapers

Newspapers are delivered each day with a list of the people who have ordered and paid for them. Even late in the day, please don’t take a paper if your name is not on the list - the rightful purchaser may come home later.  
Residents subscribing to newspapers are able to collect them on the ground floor near the post boxes. They generally arrive around 6:15 am during the week and after 7:00 am on weekends.  Subscription for newspapers should be made through the relevant publishers.

Window cleaning

External glass of apartments is cleaned periodically by contractors employed by the Owners Corporation. 

Ladder

A 3 meter step ladder is available for residents to borrow (for use in the building). It is stored in the UB Condenser Room and is made available on the condition that use of the ladder is entirely at the borrowers own risk.  It is heavy and too long to fit into a lift so will need to be carried up & down the stairs.  This will require two people so as to minimise risk damage to yourselves and the building.

The BYFAS Book Exchange

This is located by Lift #1. Residents are welcome to borrow books at any time and to contribute titles which others may enjoy. Shelf space is limited, so no magazines please.
